JonesCo Builders builds detached garages, backyard suites and new homes within 100 km of downtown Halifax, Nova Scotia. All prices are in Canadian dollars and are plus HST. Our minimum job size is $10,000.

Garages

Garage packages start at $29,995 + HST.

Basic Garage (shell-tight): 24 x 24 ft, 576 sq ft, from $29,995 + HST

Designer Garage: 24 x 24 ft base size (custom sizes quoted), 576 sq ft, from $38,995 + HST

What the garage price includes

All labour and materials to complete the building in your scope of work and plan.

The concrete slab: thickened footing perimeter, 4-inch centre of 4,000 PSI concrete, wire mesh throughout and rebar at the footings.

Building permits and fees on every garage model (Basic, Designer, Loft and Two Story), using custom plans we draft for your garage.

An excavation allowance of 4 hours of excavation and 3 loads of fill. Groundwork beyond the allowance is extra and is billed with the slab-completion payment.

A JonesCo project manager on every project.

Base materials: standard vinyl siding colours, white fascia and soffit, and white vinyl windows.

Upgrades are quoted separately: black windows, upgraded doors, premium siding colours, oversized garage doors, power hook-up, a heat pump, and drywall and paint.

Shell-tight means a fully enclosed, weather-tight structure with walls, a roof, and secure doors and windows. It is the finish level of the Basic Garage.

Most garages are built in 6 to 8 weeks. We do not promise a firm completion date, because weather, permit approvals and suppliers can shift the schedule.

Garage payment schedule: 25% deposit before work starts. 35% at slab completion, plus any groundwork beyond the excavation allowance. Balance due within 15 days of completion, with no holdback.Garage warranty: 1-year workmanship warranty from completion, plus the manufacturers' warranties on materials.

Connection to your existing sewer and water within 40 feet.

100 amp electrical service, baseboard electric heat, an HVAC air exchanger and a 40-gallon electric hot water heater.

12 mm laminate flooring, porcelain tile in bathrooms, custom polymer kitchen and vanity, and laminate countertops.

Our standard finish package for lighting and fixtures.

Drafting, project management, building permits and inspections, and structural engineering.

Site work is not included. It covers excavation, trenching for water and sewer, and hook-ups to your main house, and is priced for each property because soil conditions and the distance from the house vary.

Backyard suites follow different code requirements, inspections, municipal fees and land-use by-laws than garages, and take longer to build. Most backyard suites take 6 to 10 months to build.

Backyard suite payment schedule: 20% deposit on signing. 30% when the foundation is complete. 30% when the suite is roof-tight with 80% of the windows and doors installed. 20% at substantial completion or move-in, whichever comes first.

Backyard suite warranty: covered by Atlantic Home Warranty. Suites are contracted on our new-home building agreement.

New homes

In Nova Scotia, a quality, energy-efficient custom home built to modern standards realistically starts at $300 to $350+ per square foot for the structure, plus HST. The final cost depends on layout complexity and finishes. Site conditions such as bedrock during excavation or a deeper-than-expected well can add $20,000 to $50,000 before the foundation is poured. We include an allowance for these items in the contract and recommend that you keep a contingency fund.

Once your choices are locked in, we build on a fixed-price contract. Most new homes take 6 to 10 months to build.
